3-S Ranch is 2,500+ high-fenced acres of rolling Southeast Texas hill country near Bedias, in Grimes County, about 90 minutes north of Houston.
This is where everything happens — whitetail and sixteen+ exotic species across managed grassland, oak motts, and bottomland, plus waterfowl, upland birds, fishing on stocked ponds, lodging, and corporate events. All under a TPWD MLDP Level 3 program and a long-standing Sam Houston State University research partnership.
The ranch has been the site of peer-reviewed SHSU wildlife studies and intern programs. It's a working laboratory as much as a hunting property — which is exactly why the herds are as healthy as they are.
